  • Evaluate current condition of home and discuss possibilities
  • Understand client’s desires for the project and consider design ideas
  • Define preliminary project budget
  • Explain our process in detail and answer any initial questions

Design

  • Investigate zoning and planning constraints
  • Measure existing space & create as-built plans
  • Assess feasibility (structural, mechanical, etc.)
  • Develop and present preliminary concepts including 3D renderings
  • Revise designs as required

Budget

  • Work closely with the client to develop a Scope of Work
  • Present budget figures
  • Revise scope until compatible with budget (if required)

Agreement

  • Prepare contract documents which include the following:
  • Fixed price contract
  • Guaranteed completion date
  • Five year warranty
  • Defined payment schedule

Planning

  • Preconstruction meeting to acquaint client with Project Manager
  • Activate personalized project management website
  • Review site and plans with appropriate trades (plumber, electrician, etc.)
  • Apply for all necessary Permits
  • Finalize details in construction and engineering plans
  • Start interior design process
  • Create construction schedule with defined start and finish dates

Construction

  • Implement thorough dust defense and finish protection methods
  • Coordinate and work closely with team of subcontractors
  • Employ environmental protection techniques
  • Weekly meetings between client and project manager
  • Coordinate all building department inspections
  • Create punch list upon approach of project completion

Completion

  • Final walk-through
  • Thorough professional cleaning
  • Implement five year warranty
